The supplier of plastic resins and petrochemical products built the complex in phases, using Cadence McShane Corp.'s Houston team for the construction. The Gulf Coast complex, designed by Klimas Edmundson Group Inc. in Houston, has 581,000 sf in two warehouse/distribution centers; a 70,000-sf office/laboratory facility; 252,000-sf warehouse; 280,300-sf warehouse; 3,680-sf office component; and a rail yard with a 300-car capacity.
Ivo Cretan, project manager for Katoen Natie Gulf Coast, tells GlobeSt.com that the project was scheduled to take four years to construct, but instead was completed in two years. To date, 65 of 72 acres are developed. The balance of the land can't be developed due to pipeline easements, according to Cretan, who says a portion of the new space is being used as a compounding plant for Chevron Phillips.
