Rob Fuelling, director of marketing for IDS, reports that Certified will double its plant capacity in relocating its regional ceramics products distribution activities to the Valencia facility, which is at 28945 N. Avenue Williams. Certified expects to move into the new building in mid-April from its existing facility in Arleta.
Jim Linn and Nigel Stout of Grubb & Ellis represented landlord Valencia LLC in the $5.7-million lease, with the tenant represented by David Young and Chad Gahr of NAI Capital Commercial. The lease by Certified International Corp. completes the final phase of Vista Business Park, a master-planned business campus comprising nearly one million sf of space, which is now 100% leased. In 1999 Pharmavite pre-leased the first two phases of the development, comprising 750,000 sf.
According to Linn, the Certified International lease underscores the gradual revival of the leasing market in the Santa Clarita Valley. He notes that Certified searched throughout the Greater Los Angeles area before selecting Valencia.
The new Certified facility is located on a 10-acre site and is a concrete tilt-up structure featuring 39 dock-high and two ground-level loading doors, Early Suppression Fast Response (ESFR) sprinkler system, 30-ft minimum interior clearance, 3,000 sf of office space, and 414 on-site parking spaces. The project is one of a number of Southern California developments by IDS, a 16-year-old company that focuses on properties in the Western US and oversees a management portfolio that exceeds 19 million sf. IDS is currently managing the development of more than two million sf of space for institutional and individual investor clients.
