Doug Marshall of the Los Angeles office of Klabin reports that principals of S & S Creations acquired the 12,200-sf creative office space at 3215 La Cienega Ave. through a buying entity named First American Exchange FBO L. Lifson. Marshall, F. Ronald Rader and Aleks Trifunovic of the Klabin firm represented the seller, a private individual. S & S, a fulfillment company concentrating on the entertainment industry, was represented by Greg Batiste of CB Commercial Westmac. The new owner plans a second quarter occupancy of the two-story building, Marshall says.
In the Woodland Hills transaction, a private investor acquired the 6,5000-sf John Bellone Building at 22011 Ventura Blvd. from the John Bellone Trust for $1.6 million. Dan Powers and Jeff Albee of Sperry Van Ness represented the seller, with the buyer represented by Stuart Liebsohn of Delphi Business Properties. The property's price per sf was one of the highest in Woodland Hills for a building of more than 1,000 sf, according to Powers. The office building was developed in 1983.
