Good, who represented the seller in auctioning the 12,238-sf retail site, explains that the property, which is at 996 Mountain Ave., was developed in June 2000 by CarSpa Inc., a privately held company based in Fort Lauderdale, FL. CS Norco bought it at the bankruptcy sale in August 2003. CS Norco then retained Accelerated Marketing Group to re-sell the property, this time at an auction. The auction produced multiple offers, according to Todd, whose brokerage and consulting firm specializes in arranging and conducting auctions. The buyer of the property at the recent auction was Ulima Tech Inc., which is now operating the gas station, car detailing service, oil change service and convenience store.
Accelerated Marketing was founded by Good, son of longtime real estate auction specialist Sheldon Good, and by Rod Apodaca, a former Sperry Van Ness broker who heads the firms hospitality group.
