The Horsham building, located on 17 acres in the Pennsylvania Business Center, is currently vacant. Its amenities include a 235-person cafeteria, conference rooms, two loading docks and a parking area with a ratio of five cars per 1,000 sf.
Garibaldi Group, which has offices in Chatham and Princeton, NJ and in Pennsylvania's Lehigh Valley, is jointly marketing the property with Philadelphia-based Flynn Co. The owner's identity and the asking price are currently undisclosed.
Meanwhile, Robert Dietz, a private investor, places the building at Nine North Bacton Hill Rd. in Frazer up for sale or lease. The building is on a two-acre parcel, which can be used for expansion of the existing structure or for an additional building.
The facility contains 6,667 sf of office space on the second and third levels and 3,333 sf of air-conditioned, ground-level space, "suitable for records storage or a variety of light industrial activities," says Philip Earley, principal of Wayne, PA-based Lieberman Earley & Co. Earley's firm is exclusive agent for the building, which is offered for an asking price of $1.1 million or a triple-net rental rate of $11 per sf.
