Terms of the 10 lease transactions are undisclosed. The average asking rental rate among class A office properties in these suburbs is $26.25 per sf, according to fourth-quarter data from the Philadelphia office of Grubb & Ellis. Analysts at the local Trammell Crow Co. office place the class A suburban Philadelphia office average at $23.99 per sf and the range at between $20.04 per sf and $30.07 per sf.

In the largest of the transactions, Delaware Valley Financial Services renews 66,698 sf at 300 Berwyn Park. Gola Corporate Real Estate represented the tenant, and Bill Wilson served as Brandywine's in-house leasing rep. Wilson also inked a 2,622-sf renewal with Admiral Management Co. at 630 Freedom Business Center.

Lockheed Martin is the largest new tenant, taking 56,034 sf at 640 Allendale Rd. Wilson and Betsy Scott negotiated for Brandywine and Leonard Redeyoff of the area office of CB Richard Ellis represented the tenant.

Three health- and medical-related firms account for an aggregate 25,530 sf in separate locations. Skilled Nursing, a visiting home health care company, leases 10,168 sf at 107 Business Center Dr. in Horsham, PA with Keith Oldt as in-house broker. CBRE represented the tenant. Medical research firm Oncura, leases 8,409 sf at 401 Plymouth Rd. Brandywine's Melissa Meyer negotiated with Michael Balitsaris of Preferred Real Estate Advisors, who spoke for the tenant. Oldt negotiated a 6,953-sf lease at 321 Norristown Rd. in Ambler, PA with United Healthcare Services, an insurer.

Oldt also signs Graphco Holdings, a security software firm, for 2,979 sf at the Ambler property on Norristown Rd. Gola Corporate Real Estate represented Graphco. Legacy Advisors, a wealth management advisory, takes 4,688 sf at 401 Plymouth Rd. here. Meyer negotiated for Brandywine's newly constructed, class A building, and Tornetta Realty Corp. represented Legacy.

OLCR, a wireless communication company, leases 2,290 sf at Maschellmac Office Complex. Scott negotiated for Brandywine, and Adam Shute of Geis Realty Group represented OLCR.

Additional smaller space leases were inked in the final quarter of 2003 at 401 Plymouth Rd., One and Two Greenwood Square in Bensalem, BalaPointe in Bala Cynwyd, and 321 Norristown Rd. in Ambler.
