The multi-tenant buildings are designed for industrial, office and retail uses, according to Randy Lockhart, Milo Lipson and Ryan Athens of the Ontario office of Grubb & Ellis, who are the listing agents for the development. They say users should be able to move in within a month or so at the project, which is situated between Dewey Way and Airport Drive on the north side of Foothill Boulevard, accessible via the 210 and 10 freeways. The business park is also adjacent to Cable Airport and offers 10 executive airplane hangers, something that's rare for such a development, the Grubb & Ellis brokers note.

The project includes 12 single-tenant buildings ranging in size from 4,931 to 27,000 sf, as well as 27 multi-tenant units that can be divided from 1,600 to 10,000 sf. The freestanding buildings feature dock-high and ground level loading, fenced yards and two-story offices.

The park will be part of an Inland Empire industrial market where the vacancy rate remains low at 6.9%, according to them most recent Grubb & Ellis research report on the region. The report, which covers activity through the end of 2003, notes that in 2003, the Inland Empire's industrial sector remained robust with tightening vacancy rates, total sale and leasing activity that increased by two million sf. During the fourth quarter, the report notes, pre-leasing of space under construction accounted for 25% of the activity.

"In 2003, the Inland Empire maintained its attractive staples for attracting businesses: developable land, competitive rental rates, added jobs and a formidable logistics network," the Grubb & Ellis report says.
