The Northwest Quadrant is an area of nearly 100 acres located on either side of Old Highway 8, immediately north of I-694 and west of I-35W. The housing development will be on the west side of the highway, in order to maximize the advantage of the regional park and Long Lake. The first phase of construction is planned for spring 2005.
The agreement stipulates that townhouses will range from at least $180,000 to $325,000. With upgrades and add-ons, it's expected that values of some of the upper-end "executive townhomes" overlooking Long Lake Regional Park will be in the $400,000-500,000 range.
Smaller lofts and "gable townhomes" will be priced primarily in the low $200,000s. The only rental component currently planned is a senior-only building of about 80 units. The city is negotiating separate redevelopment contracts with each developer. The design plans will be done by Elness Swenson Graham Architects and subject to a site plan review.
The project is expected to attract a mix of ages, from young first-time homebuyers to empty-nesters and seniors interested in downsizing while staying in the community. As part of the agreement, the city will work with the developers on a marketing campaign specifically targeted to New Brighton residents.
