Alan Pekarcik of Voit Commercial Brokerage's Irvine office, part of a Voit team that represented the seller, notes that WLA renovated the property over the past several years by upgrading the overall appearance and taking several large contiguous spaces vacated by former tenants U.S. Technical and Grinnel and converting them into smaller units more targeted to the local demand. WLA acquired the property, which is at 1501-1561 E. Orangethorpe Ave. and was 90% leased at the time of the sale, in 2001 from Kilroy Realty. Along with Pekarcik, Dan Vittone of Voit's Irvine office and Jack Faris of Voit's Anaheim Metro office represented the seller. Windell was represented by Mike Martin of Merchant Realty.

Tenants include TransUnion and Lucent Technologies, which leased 15,000 sf just before the close of escrow. The property is part of $250 million WLA Investments portfolio that includes office, industrial and multi-family properties in California, Oklahoma, Nevada and Colorado.

The WLA transaction was one of a host of investment and owner-user deals closed recently by Voit. Others included Gilberto Tomas Co. LLC's sale of a 28,642-sf industrial building at 22321 Gilberto in Rancho Santa Margarita for $3.3 million, according to Sam Olmstead, who along with Voit colleague Trent Walker represented the seller in the transaction, with Ted Rommel of Lee & Associates representing the buyer, Virtium Technologies Investments LLC. In another Rancho Santa Margarita transaction, two private investors acquired a 9,465-sf building at 29712 Avenida Del Las Banderas for $1.3 million from two other private investors.

Voit brokers Trent Walker and Jeff Mitchell represented the sellers, with the buyers represented by Mark Jerue and Craig Fitterer of Lee & Associates. In Lake Forest, Fitch Industries acquired a 26,675-sf industrial building at 26801 Vista Terrace from Lake Forest LLC for $2.6 million, with Tim Walker of Voit representing the buyer and Rommel of Lee & Associates represented the seller.
