Carroll tells GlobeSt.com that Farmingdale, NY-based Levitz has moved into its new space at 11640 Harell St., where it occupies part of an 886,042-sf building developed and owned by IDI and JPMorgan. Levitz is a seller of mid-priced, brand name furniture, linens and accessories through 60 retail stores. The facility will serve as a distribution point serving Southern California for the furniture retailer. The Levitz deal was done at about 31 cents per sf per month, triple net for five years. With the signing of the Levitz lease, the 886,042-sf building is fully occupied. It was built in 1998 and is a single-story, concrete tilt-up structure with about 5,000 sf of office space for each of its two tenants.

The Priority I Warehousing facility is an industrial building at 2101 Flotilla St. in Montebello Metro Center. IDI developed and owned the building before selling it to a private investor. With the signing of the Priority I lease, which is a three-year deal valued at about $1.8 million, the 320,245-sf building it occupies is fully leased. IDI completed the project about a year ago. Priority I is based in Chino and will use the facility to warehouse and distribute plastic and aluminum containers.

Anthony Brent of Lee & Associates represented IDI and JPMorgan in lease negotiations with Levitz Furniture, while Jeff Smith and Steve Scott of Lee & Associates represented the tenant. John Privett of CB Richard Ellis was the sole broker in the Priority I Warehousing transaction. IDI Services Group manages both properties.

IDI, founded in 1989, holds more than $400 million in wholly owned assets and another $700 million in joint-venture assets. The company has developed more than 90 million sf of industrial space. Its Southern California holdings include 1.7 million sf of existing, fully leased space in the Inland Empire, along with 686,000 sf under construction in Moreno Valley spec and landholdings about 350 acres yet to be developed.
