Asking gross lease rates at the building co-owned by Prime Group Realty Trust start at $18 per sf. The average lease rate at the building is $30.10 per sf, according to the REIT's most recent supplemental report. The deal boosts occupancy at the 945,000-sf office building overlooking the Chicago River, where the REIT makes its headquarters, to 92%.

After acquiring Ross & Hardies, McGuireWoods LLP now has 180 lawyers in its Chicago office, one of 15 it has in the US. At least three other tenants at 77 W. Wacker Dr.—-RR Donnelly & Sons (241,569 sf), Wachovia Securities (197,384 sf) and Jones Day (140,179 sf)--have larger space blocks in the building.
