Casco Products Corp. recently completed a sublease with Computer Sciences Corp. and later a direct lease with Mountain Development Corp. for 23,968 sf of office space at the One Waterview Dr. building. Colonial Realty represented Casco Products in connection with the sublease and the direct lease. Computer Sciences Corporation was represented by Colonial Realty and United Systems Integrators. Joseph Coci III of Mountain Development Corp. represented the building owner. Casco Products Corp. makes cigarette lighters, power outlets and electronic control modules for the automotive industry.
Coci, who is president of Mountain Acquisition Corp., an affiliate of Mountain Development, says that work has already begun on the Casco space. The firm is expected to take occupancy of its new headquarters by this April. He notes that Casco will be relocating approximately 200 headquarters, engineering and design staff from 380 Horace St., in Bridgeport, a 200,000-sf industrial building. He adds that Casco had previously shifted manufacturing operations from Bridgeport to other locations in the US. Casco's US offices are located in Morgantown, KY, and Marks, MS. The company also has facilities in Brazil, Italy, Germany and Tunisia.
With the Casco transaction, the property is 92% leased. The entire second floor of the building, consisting of 42,000 sf, is now available for a long-term sublease or direct lease, Coci says. The vacant space includes an 8,000-sf raised floor data center. The space is ideally configured for disaster recovery, office and data center operations, he notes. The space, which is leased by CNT Corp. through 2010, is represented by Gerry Lees of Cushman & Wakefield and Coci.
Mountain Development Corp., of Clifton, NJ controls approximately five million sf of commercial space in the Northeast. The company is a partner in the Merritt 8 Corporate Park, a 175,000-sf office complex in Stratford, CT.
