Build-out is underway on a 3,249-sf space for Silvis Antiques, which is readying to relocate from a nearby center to the 32,000-sf Village Green center at 14144 Westheimer Rd. Shawn Ackerman with the Houston office of Henry S. Miller Commercial represented the building owner, VG Realty Partners of Midland, TX. The tenant was self-represented. The 85%-occupied center leases for 80 cents per sf triple net.
Cy-Fair Town Center at 17445 Spring Cypress landed a 1,436-sf shop for Bella De Cor, a home decor retailer, and 1,400-sf tenant in Vickie Lynn's, an accessory and apparel boutique. Bella De Cor plans to open next month while Vickie Lynn's is looking at a June ribbon-cutting, according to Heather Nguyen with NewQuest Properties in Houston.
Nguyen, the sole broker for the pair of leases, says the 120,000-sf, Kroger-anchored center is 98% occupied. Its rates range from $20 per sf to $24 per sf.
