Alan Pekarcik of the Irvine office of Voit reports that the buildings include Commerce Center Santa Fe Springs and Carmenita Pumice Business Park in Norwalk, which Bendetti bought for $7.2 million and $2.6 million respectively. Pekarcik and Dan Vittone of Voit's Irvine office, along with Paul Caputo of Voit's Anaheim Metro office, represented the buyer and the seller. Pekarcik and Vittone also represented WLA in the acquisition of the two parks in 2001 and 2002.
Vittone notes that the parks are in the Mid Counties industrial market, a strong, mature industrial submarket with consistently low vacancies.
Commerce Center Santa Fe Springs is an 81,118-sf, four-building project at 11823 E. Slauson Ave. The building was 95% leased at the time of sale.
Carmenita Pumice Business Center, a 29,808-sf multi-tenant industrial building at 13538 - 13595 Pumice, was 100% leased at the time of sale.
Bendetti Co. president Bob Bendetti says the acquisitions fit the company's strategy of acquiring multi-tenant industrial buildings in established in-fill markets.
