Bombay will establish its northeast regional warehousing and distribution operations there in July, according to C. Craig Guers, VP of Opus East. Brian Donley, Opus East's manager of real estate development, negotiated for the owner in collaboration with Cushman & Wakefield of Pennsylvania. The Pennsylvania office of Trammell Crow Co. represented Bombay. The aggregate value of the lease is in excess of $17 million.

In welcoming Bombay as the lead and majority tenant at Crossings II, Guers says, "this long-term agreement further validates our Lehigh Valley and northeast corridor marketing strategy. The Valley continues to be a hotbed for major distributors of products due to its interstate highway accessibility and labor market."

The 860 Nestle Way facility is the second major building in the planned 2.4-million-sf, six-building Crossings II development here. Opus East's developments further south in the Delaware Valley include build-to-suit warehousing and distribution facilities for Procter & Gamble, Estee Lauder, Fleming Foods, Circuit City and Lennox. Opus Group established Opus East in 1998 to develop office, industrial, retail and multifamily properties in this tri-state area.
