A Chicago investor paid $4.65 million for a 14,490-sf building in Weatherford, OK, occupied by Walgreens, which has a 25-year lease. The deal represents a 7.1% capitalization rate.
Meanwhile, a Los Angeles investor involved in a Section 1031 exchange paid $102,500 for a 1,000-sf building in Ridott, IL, where the postal service has a 13-year lease. That deal represents a 7.9% capitalization rate. The investor sold a multifamily rental property before acquiring the Downstate Illinois post office.
