"Belmar provides the perfect real estate solution for Integer in Denver," says Mike Sweeney, president of Integer. "This new development allows us to stay on the west side of Denver, cost-effectively accommodates our space needs, and provides our associates with first class amenities. What's not to like?"

The group began searching for new office space in early 2002 with the goal of finding an "energized" "location for its employees. It hired Bruce Johnson of Liberty Greenfield, LLP to represent the company. Todd Wheeler of Cushman and Wakefield represented Belmar.

Integer will lease a total of three floors located in two adjacent buildings at Belmar, which will be linked by a bridge. It has executed a long-term lease with Belmar that includes the ability to lease additional space.

"We are delighted that The Integer Group will remain in Lakewood and become a cornerstone tenant at Belmar," says Steve Burkholder, mayor of Lakewood. "With restaurants, shops, entertainment and cultural amenities at Belmar within walking distance, we know Integer's employees will be very pleased with the decision. We hope many of them will choose to live at Belmar as well."

Including the Integer transaction, more than 140,000 sf of the 200,000 sf of office space in Phase I have been pre-leased. Other tenants include A.G. Edwards, Belmar Residential Information Center/Kentwood Properties, TCF Bank, Washington Mutual, Wells Fargo Bank, US Bank, Belmar Ambulatory Surgery Center, Christopher A. Vairin, DDS and Adam M. McVeigh, DDS.

At full build-out, Belmar will have 800,000-sf of class-A office space. The $750-million 104-acre, mixed-use development at Wadsworth Boulevard and West Alameda Avenue, built on the site of the former Villa Italia regional mall, will open May 14.
