The 10-year lease with owner Pembrook Commons Ltd. has an estimated aggregate gross value of $6 million, area brokers familiar with the Maitland Center market tell GlobeSt.com. HQ is relocating from 15,000 sf at 1012 Southall Lane, also in Maitland Center. The Pembrook Commons space was previous occupied by Atlanta-based EBC Office Centers which closed locations last year in suburban Lake Mary, FL and Maitland, FL.
"Moving to the Pembrook Commons Center reflects HQ's commitment to providing the best possible facilities and services for our clients," says Steve McNeely, the firm's CEO. "We also intend to continue pursuing the excellent growth opportunities that we see in the Florida market."
The company's new space, with a support staff of six professionals, can house 88 offices. HQ Global Workplaces voluntarily filed for Chapter 11 protection from creditors under the US Bankruptcy Code in late 2002 and exited Chapter l1 in December 2003. During its reorganization, HQ closed a 24,000-sf center at Lincoln Plaza in Downtown Orlando.
The company operates 10 office suites programs in Florida totaling 213,895 sf. HQ has four centers in the Miami-Boca Raton-Fort Lauderdale markets; three in Tampa; and one in Jacksonville. The firm has a second metro Orlando location at 7380 Sand Lake Rd. in south Orlando.
