Tenant and property owner, Watch Omega Holdings LP, are teaming on a 20,200-sf finish-out, with corporate HQ amenities, with a price tag of more than $10 per sf for 1101 Union Bower Road, now a fully leased 36,175-sf office/warehouse in the six-building park, John Lancaster of Dallas-based TIG Real Estate Services tells GlobeSt.com about the new five-year deal with the eight-year tenant.
Lucky Boy Corp., owner of the popular Mexican restaurant, will relocate from a 15,000-sf spot right next door at 1125 Union Bower Road. "The heavy tenant improvements and the tearing up of the old lease made a smooth transition from one building to the next," says Lancaster, the sole broker on the transaction. The last six months have been spent working out the terms. The 302,000-sf park, owned by a GE Capital fund, has a quoted rate of $3.75 per sf to $5.50 per sf net.
