ADP was represented in the purchase by David Simson, president, and Colton Brown, associate, of GVA Williams of New Jersey, Parsippany, along with Michael T. Cohen, chief executive officer, and Glenn Roberts, director of the firm's New York City office. Prudential Financial was the seller of the property, and was represented in the transaction by the Garibaldi Group of Chatham, NJ.

Terms of the sale, including the sale price, were not disclosed. One industry source not directly involved in the sale estimates that the asset traded for a number in the $35-million range, but the parties involved in the transaction declined to confirm that figure.

"ADP required space that could effectively meet its facility needs, which resulted from the consolidation of two local offices," according to Simson.

And ADP will have some room to grow at its new location. The two-story building sits on a 64-acre campus-like site that is already approved for an expansion of at least an additional 90,000 sf.

Besides its Roseland, NJ corporate headquarters, ADP has its employer administration services and brokerage/investment data processing units based primarily in Northern New Jersey. The company's automotive dealer and manufacturer data services unit is based in Hoffman Estates, IL, and its auto repair claims processing business in based in San Ramon, CA.
