The largest and latest deal to swing CentrePort's way was a 101,491-sf lease with a five-year term for Creative Beauty Innovations Inc. at 4201-4205 Diplomacy Road, which took over a building vacated nine months ago in a relocation of the Finland-headquartered Nokia Corp.'s cell phone manufacturing. The beauty products supplier got a class A location with 20,000 sf of office, 50,000 sf of production area and the balance in warehouse, all air conditioned space, Dodge says.

Creative Beauty took immediate occupancy although build-out is still underway, Dodge says. Owned by the estate of James Campbell of San Francisco, the building's quoted rate was $4 per sf. Darren Bothe of Jackson-Cooksey in Dallas represented the tenant, who relocated from Luna Road in Carrollton's Valwood Industrial Park.

Atlanta-based Home Depot Inc.'s Expo Design Center moved into 88,922 sf at 4150 Empire Road, penning a five-year lease with a 66,000-sf expansion option. Dodge says the option for the now-vacant space could be exercised by yearend.

In adding the distribution location after six months of talks, Home Depot Expo moved into a 238,922-sf structure with USF Processors Inc. in the remaining 83,000 sf. Key to the deal were 19 dock doors on 88,000 sf, a must-have that eliminated most of the competition, according to Dodge.

Also owned by the James Campbell estate, the space was on the market for $3 per sf. Russ Perry of R.E. Perry Co. negotiated on Home Depot's behalf.

Texas Advantage Sports is occupying 41,818 sf at 4200 Buckingham Road, owned by Morgan Stanley of New York City. Dodge says the deal required a lease termination with VF Workwear Inc., a Nashville apparel supplier that had been trying to sublease the warehouse space. The building's going rate is $4 per sf.

The new CentrePort tenant, a youth volleyball training program, relocated from 114th Street in Grand Prairie. According to Dodge, the site search focused on CentrePort. Kim Wilkerson with locally based Wilkerson & Associates bargained for the tenant.
