The largest of the leases is a renewal by PNC Bank, a subsidiary of PNC Financial Services Group, for 23,337 sf at 1000 Westlakes Dr. John Hancock Advisors, an insurance and investment advisory firm, renews for 4,755 sf in the same 60,696-sf class A building.

A new tenant, Sonitrol Inc., a security provider, inked a lease for 3,500 sf in the same building. John Morrissey of Jackson Cross Partners, negotiated for Sonitrol. The Justi Group locates its corporate headquarters in 3.425 sf at 1235 Westlakes Dr., a 134,902-sf, class A building. Justi is the parent of several manufacturing companies. Scott Gabrielsen of Binswanger/CBB represented Justi in the transaction.

Gould Investment Partners joins Justi in the 1235 Westlakes building, taking 2,956 sf. Beth Maggitti of GVA Smith Mack spoke for Gould. The Primo Café unit is located at 1205 Westlakes Dr., which is a 130,265-sf building. Robert Leu, in-house leasing director at the park, represented the owner in all of the transactions.

Terms of the office leases are undisclosed. Brokers familiar with this suburban Philadelphia office market tell GlobeSt.com the asking rental rates range from below $22 per sf to about $27 per sf. Because Westlakes is a premier park, they say tenants here probably pay at the upper reaches of that range. Westlakes is located on a 44-acre site that contains jogging trails, a fitness center and banking and conference facilities in addition to the on-site café.
