Condumex Inc. signed a long-term lease for 2590 114th St. in Grand Prairie. The inbound tenant will take down the office/warehouse space in sync with a lease expiration at 1184 Corporate Drive West, J. Cannon Green with Dallas-based Trammell Crow Co. tells GlobeSt.com.
The relocation space practically equals what is being exited, but the gain is in the clear heights, Green explains of the decision to relocate. "We had the layout that they needed," he says, adding some modifications are being made to the 9,500-sf office component and then it's ready to go. The lease kicks in May 15.
The six-year-old building's open space was on the market for $3.75 per sf net. Condumex will move into the structure's north end, previously occupied by Nextel Communications Inc. of Reston, VA.
Condumex designs, manufactures and distributes wire and cable products in the US and Canadian markets. The Grupo Condumex division, with its parent Grupocarso of Mexico City, has US offices in Arlington and Charlotte, NC.
Green represented the building owner, Kennedy Associates Real Estate Counsel Inc. of Seattle. The tenant's rep is Michael Stanzel with Dallas-based Robert Lynn Co.
