Just Brakes will move by mid-June to the 20-story building's 10th floor, once occupied by WorkPlaceUSA. The layout as much as the economics turned the deal for the Trammell Crow Co.-leased asset with nearly 123,000 sf empty in the 414,729-sf high-rise at 8150 N. Central Expressway, says Eddie Tillman, senior transactions manager for Dillon Corporate Services in Dallas. Just Brakes will relocate the headquarters from an eight-year address in Plaza on Bachman Creek at 3810 W. Northwest Highway and gain another 6,000 sf with the move.

Tillman tells GlobeSt.com that the face rate value is pushing $18 per sf, but the new deal's economics move closer to $15 per sf by factoring in free rent. The tenant improvement package pushed $17 per sf, the bulk of which is going to retooling half of the floor for a training center, he says.

Tillman says Just Brakes' decision to sign was tied to a floor with corporate office space on one end, a dedicated training area on the other and an address south of Central Expressway. "It was a good find," he says.

Tillman and Dillon's Greg Langston were negotiating against TCC's Michael Feldt, who represents the Stamford, CT building owner of record, Campbell Centre Associates Ltd. Suzan Davidson, Dillon's project manager, is overseeing build-out, which is just now getting underway.
