The Infomart at 1950 N. Stemmons Freeway was one of five buildings on the short list, with addresses stretching from the CBD to as far west as Las Colinas and as far north as Richardson. The "defining factor," says Terry Quinn, partner in Dillon Corporate Services Inc. of Dallas, "was the technology infrastructure...the ability to leverage off that. In the end, it was really driven by occupancy costs. They weren't going to be moved by a quarter, but if there were real dollars to be saved that would have been different." The Infomart, with 183,876 sf sitting empty, carries a quoted rate of $16.50 per sf to $19.50 per sf, triple net.

Wyndham, an eight-year tenant, occupies all of the fifth floor and part of the sixth in a 1.6-million-sf-building with 120,000-sf floor plates. The lease closes out the third-largest hanging fire in the Dallas market. The latest word is 7-11 Corp. is now looking to stay in the 1.2-million-sf Cityplace Center at 2711 N. Haskell Ave., but is talking about a giveback for part of its 250,000 sf while word on the street is a law firm's 170,000-sf Uptown renewal is closing in on a finish. There's also rumor of a 600,000-sf office deal, but nothing concrete has surfaced as yet. So for this week, Wyndham is the star of the deals with the long-term renewal.

Quinn, who represented Wyndham along with Judge McStay with Dillon Corporate Services, says there were 90 class A and class B buildings in a half dozen submarkets that could have accommodated the 150,000-sf requirement. Not only will Wyndham save on the bottom line by the Infomart's high-tech infrastructure, but the deal included a tenant improvement allowance "adequate" enough to fund the makeover, Quinn tells GlobeSt.com about the first re-do in eight years.
