Palm Beach Tan, known to most as the official tan of the Dallas Cowboys cheerleaders, will move to 13800 Senlac Dr. from 2387 Midway Rd. in Carrollton, where it's been leasing 7,700 sf of headquarters space with spillover at a nearby small office and warehouse space in yet a third location. Competition was stiff to win the deal, with the short list pared to four and talks best described as "very aggressive," says John Lancaster with TIG Real Estate Services in Dallas.

Lancaster tells GlobeSt.com that Palm Beach Tan's execs signed a 90-month lease for a two-story office building on the market since December 2002 for $6.50 per sf net. The finish-out plan is still being defined, but the goal is to complete the move by September.

Lancaster says the building owner is replacing the roof and upgrading the air conditioning system plus sharing costs for interior changes. "Image was important to them," he says of the decision to sign and plan to renovate a structure with 40,000 sf of office area, three entrances and enough room for Palm Beach's headquarters as well as the Mystic Tan division. The salon chain has 40 locations, corporate-owned and franchised, with more on the way in a popularity surge due in large part to TV sitcom exposure.

Lancaster and TIG's Steve Trese represented the building owner, Principal Real Estate Investors LLC of Des Moines. Art Green of Studley's Dallas office represented Palm Beach Tan.
