The longtime tenant re-upped for another five years at 4108 Amon Carter Blvd. after brokers conducted a market search with a hard focus on available deals in the Upper Great Southwest Industrial District, a submarket with a double digit vacancy that regularly delivers discounts of nearly 10% at the bargaining table. Pete Richardson with Dallas-based Henry S. Miller Commercial tells GlobeSt.com that the renewal did in fact bring a new rate below the previous one for the high-end, flex building. The 17,532-sf building has 3,060 sf empty at a quoted rate of $7.50 per sf triple net, according to North Texas Commercial Association of Realtors' Data Exchange.

Jeff Harkinson of Harkinson Investments of Dallas negotiated the transaction for his property. Besides Richardson, Rick Cullers with Henry S. Miller Commercial also represented Payload Magazine, a trade publication for the trucking industry.
