Planning an Aug. 1 occupancy, FNIS Flood Services, a division of Fidelity National Information Solutions, signed a five-year renewal and expansion at 1521 N. Cooper St., Kurt Cherry in the Arlington office for Houston-based PM Realty Group tells GlobeSt.com. "They had term left and needed to expand so we worked out a deal that worked for everybody," he says of the 16-month early-out so the building's lead tenant can expand.
About eight months ago, Cherry and the PM Realty team took over an executive suites operation on the second floor from a franchisee of HQ Global WorkPlaces. The center was about 50% filled, with FNIS occupying three suites. The reconfiguration of the 14,487-sf second floor, estimated to cost $15 per sf, will add a corridor so it can be multi-tenanted plus drive a retooling of the center to get fewer suites and occupancy to 90%, according to Cherry. "It's one of those deals that took a lot of coordination," he explains, adding that the search continues for an executive suites operator. The 115,700-sf Skymark Tower is 92% leased, but deals are working to boost occupancy to 96% by month's end, Cherry says. The office building, towering above Interstate 30, carries a $20 per sf, full-service rate. Dallas-based US Office Holdings LP is the building owner; Gaedeke Landers, the property manager.
