CrownPointe Three will consist of a 176,434-sf, rear-load industrial-distribution building with 24-foot, clear-height ceilings and an ESFR sprinkler system. CrownPoint Four will have an 89,754-sf rear-load building, also with 24-foot clear-height ceiling an ESFR sprinkler system.
McDonald has also started site work at an adjacent 17.2-acre tract that will house build-to-suit ventures. "We acquired the adjacent 17-acre site to accommodate the demand for all the build-to-suit requirements we are seeing at both the local and national levels," says McDonald senior vice president Carl Fowler. "There are so few sites available in the south Orlando market."
The site is on Sand Lake Road adjacent to the Florida Turnpike and John Young Parkway. Fowler says the tract offers high visibility with 1,700 linear feet of frontage on the Florida Turnpike. The initial plans support 253,000 sf of industrial development in two buildings or up to 300,000 sf in a single building.
McDonald began development in CrownPointe in 1999 with a 179,200-sf building and a 224,000 sf, cross-dock building. Both properties are 100% leased to national tenants Southwire, Ryder Logistics, Standard Register, Corporate Express and Mohawk Carpets.
