The aggregate value of the lease is undisclosed. However, CB Richard Ellis is offering available space here at $3.65 per sf, triple net, with five months free rent to tenants who qualify. Steve Italiano, CBRE's SVP of industrial sales, and Paul Touhey, an industrial sales associate in the area's CBRE office, negotiated the Ballymore transaction for McKee Wagner Tenancy, the private real estate investment partnership that owns the 42-acre complex.
Approximately 100,000 sf of space and 25 acres in the complex remain available for lease or build-to-suit construction. According to Italiano, "custom structures can be built to accommodate virtually any light industrial or warehousing/distribution operation." The space that is ready for occupancy is fully sprinklered, has clear 22-foot ceiling heights, tailgate and interior rail-loading facilities and other amenities, including build-to-suit office space and lighted parking for vehicles, he says.
