Another Downtown condo venture, the Jackson, has booked 44 reservations valued at $13 million on its planned 58-unit project at Jackson Street and Eola Avenue. None of the units are ready for occupancy, making the contract sales unprecedented in Downtown shelter development, area brokers tell GlobeSt.com.
"These quick sales results are truly remarkable for a conversion project," says Richard Zahn, a La Costa Brava financial partner and president of Hersh Construction, the company handling renovations at La Costa Brava. "When you are trying to sell a conversion, there are obvious obstacles to contend with, such as ongoing construction and current rental tenants."
Coldwell Banker the Condo Store is handling sales at La Costa Brava, which is located at 710 E. Michigan St. The lead developer is Mark Kinchla. One-bedroom units are priced from the low $100s; two-bedrooms from the mid-$130s; and three-bedroom units from the $160s.
At the Jackson, developer Real Estate Inverlad has broken ground on the estimated $10-million project where unit prices will start at $236,000, according to Chaney B. Gordy Jr., who heads the development team. Fifty-two one-bedroom and two-bedroom units will range from 1,100 sf of living area to 2,009 sf for a two-bedroom, two-bath unit with a den. Six penthouse units will be sized from 1,650 sf to 1,800 sf.
Jack Jennings & Sons Contractors of Orlando is the project's general contractor. Farmer Baker Barrios Architects designed the Jackson. Site development and construction are expected to take 12 months.
