Fisher Kanaris, P.C. has occupied 14,222 sf on the 33rd floor. The deal involves the firm moving down 11 floors to the larger space block.

Although terms were not disclosed, published net lease rates at the 789,600-sf building begin at $18 per sf.

While the West Loop is among the strongest Downtown office submarkets with an improving overall vacancy rate of 13.6%, according to Trammell Crow Co.'s most recent quarterly report, nearly 2.9 million sf is under construction. Among the projects is The John Buck Co.'s tower at 111 S. Wacker Dr.

Todd Lippman, Bill Rogers and Brad Serot of CB Richard Ellis' Downtown office represented Fisher Kanaris, P.C. in the transaction, which involved an evaluation of the firm's future space needs. Barbara Schenberg-Glazer and Sally Duke of The John Buck Co., which represented the limited liability corporation that bought the building from the developer in 1998.
