Duke officials wouldn't disclose the estimated aggregate value of the lease but area brokers familiar with the Duluth submarket tell GlobeSt.com the deal is probably valued at slightly less than $3.4 million based on an estimated effective rent of $20 per sf.
Colliers Cauble & Co. brokers Bob Ward, Pete Shelton and Jeff Kelley negotiated for Pulte. Duke Realty's Chandler Spratlin represented the owner. Pulte is relocating from Breckinridge Center in Duluth where it leased 18,000 sf.
"Due to the tremendous growth we're experiencing in the Atlanta market, we needed additional space," says Casey Hill, Atlanta division president for Pulte Homes.
