JSI will take up much of the second floor of the four-story building, which developer Atlantic Realty Cos. markets through Scheer Partners Inc. at $24.50 to $25.50 per sf. Donohoe Real Estate represented JSI in the deal.
Patriot East, due to reach completion in January, is just one of four structures in the Golden Triangle Park that sits just off the Capital Beltway and I-95. Other buildings include companion office property Patriot West, which is 85% pre-leased by the Bozzuto Group, and Golden Triangle I & II.
"With an outstanding location near major commuter arteries, Patriot East will provide quick and easy access to tenants and their guests," Atlantic partner David A. Ross notes. JSI will be neighbors with fellow tenant the University of Phoenix at Patriot East, which, with JSI's commitment, is now 50% pre-leased.
