Alpharetta officials confirm they are eager to partner with a developer who could help the city of 35,000 permanent residents transform three acres of parking lots into a quality mixed-use development that would comprise public spaces, city offices and retail shops. The available land fronts South Main Street, Academy Street and Haynes Bridge Road.

Under the city's development plan, Alpharetta would either retain ownership of the development or the land could be owned by a developer as full payment for constructing the project, city staffers confirm for GlobeSt.com. The city plans to mail out formal requests for proposals next week to a selected group of developers.

Alpharetta's master plan at one time envisioned a Downtown redeveloping having ground-floor retail with offices over the shops. Some of the new office space would be leased by city departments which currently pay rent for a total 14,000 sf at two locations, area brokers familiar with Alpharetta's redevelopment plans, tell GlobeSt.com.
