Bradford-McFadden also won a 95,179-sf industrial listing from a separate owner. The team has closed over $20 million in lease and sales transactions this year and ranks among the city's biggest industrial producers, according to GlobeSt.com research.
The lead property in the trust's for-sale portfolio is the 111,000-sf, 4.6-acre former headquarters of locally based beverage distributor Schenck Co. at 4161 North John Young Parkway. Four smaller warehouse buildings, sitting on 2.6 acres in Shader Industrial Park in the Silver Star Road industrial corridor at 2715 Ace Road, total 24,657 sf.
"The properties are 100% vacant and are being marketed together for sale for $4.99 million (about $36.86 per sf) but are available for lease as well," Bradford tells GlobeSt.com. The average asking rent is $4.50 triple net. Bradford says the deal is being offered at this time because the trust is "an investor looking to add value to the project."
In a separate industrial listing, Bradford-McFadden was selected by owner Florida Fruit Buyers Inc. to sell the firm's 95,179-sf Fairview Commerce Center, also located in the Silver Star corridor. The building is 81% leased to several tenants with an average asking modified gross base rent of $6.50 per sf.
Florida Fruit Buyers' officials say they selected Bradford-McFadden because of "their long-standing relationship with the family-owned business."
