The largest of the leases is from Steicker, Fischer, Edwards & Greenapple PC and SES Advisors JRS-gw Inc., two firms that provide legal and financial services related to employee stock ownership plans and pension plans. They will relocate from 7318 Germantown Ave. to 5,250 sf on the first floor of the Shurs Lane facility.
James DiBianca, VP with Conshohocken, PA-based Beacon Commercial Real Estate, was the sole broker in the transaction. The aggregate value of the lease is approximately $400,000.
Urban Radio of PA LLC inks a seven-year lease for 5,000 sf and an aggregate value in excess of $500,000. The local station, which operates WHAT 1340 AM here, is relocating from 2471 North 54th St. DiBianca spoke for the landlord, and Mike Fox of locally based MS Fox Real Estate Group negotiated for the station.
Home Health Corp. of America signs a five-year lease for 4,404 sf on the building's third floor. The aggregate value of the lease is in excess of $300,000. Mike Verrill of the local office of Cresa Partners represented the provider of home nursing services, and DiBianca represented the building owner.
The Manayunk office building retains some of its original features including exposed brick and stone walls, high-timber ceilings, skylights and hardwood floors. The renovation included the addition of fire stairs, elevators and up-to-date electrical and HVAC systems, among other amenities.
