The structure, developed on 4.5 acres at the Loveton Business Center in 1980 for use as a data center, was redesigned in 1990 to serve as a laboratory facility for use by EA Engineering Science & Technology, and then, Severn Trent. Montgomery County records list the property's current assessed value at $2 million.

"Few buildings in the greater Baltimore metropolitan area offered what this building did, specifically a pre-existing laboratory build-out, including wet labs, dry labs, fume hoods and upgraded HVAC systems to handle specialized requirements," NAI KLNB's Joe Nolan says of the building, which is in the Rte. 83 Corridor submarket.

With Montgomery County being a leader in the country's biotech industry, it may seem difficult to believe that such a science-friendly facility could last so long on the market, but there is a reasonable explanation. "Unfortunately, the majority of the end-users need a location along the I-270 Corridor in Montgomery County, which is a hot-bed for biotechnology companies."
