The company is a sales, marketing and operational unit of Japan's Nissan Motor Co. Brokers familiar with the leasing transaction tell GlobeSt.com the estimated effective rent is $21 per sf at Overlook II. That would make the estimated aggregate value of the lease $4.4 million.

Houston-based Hines developed the 260,000-sf Overlook II and the adjoining 450,000-sf, 20-story Overlook III office building at 2839 Paces Ferry Rd. The property is owned by Hartford, CT-based Cornerstone Realty Advisors, a wholly owned subsidiary of MassMutual Insurance Co., which purchased the building in February of this year. Hines also manages Overlook II and III.

Brokers intimate with the deal tell GlobeSt.com Nissan made the relocation decision on its own and did not receive economic incentives from the state. Nissan joins Porsche Cars North America Inc., General Motors Corp. and Ford Motor Co. as corporate tenants in metro Atlanta office buildings or at area manufacturing sites.

In Vinings, Nissan employees and officials will be near the 120,000-sf, open-air Vinings Jubilee shopping center completed in 2003 after opening 19 years ago on 10 acres as a 58,000-sf retail site, as GlobeSt.com previously reported.
