The Houston-based tenant, which has been in business five years, took a 15-year-old, class B building on two acres at 20 21st St. in Texas City to expand the operation. The building was on the market for 30 cents per sf. Owner Roy Hunter previously used the property for his heavy equipment oilfield business. Rob Stillwell with Grubb & Ellis Co.'s Houston office single-handedly negotiated the long-term lease.
