The four-acre Mesquite Canyon Professional Center will be located at 3035 S. Ellsworth Rd. "We believe this is an emerging East Valley community," says Ryan Reynolds, senior associate for Rencor. "The area surrounding our site has quality homes and schools,brand-new retail stores, shopping centers, banks and golf courses."

Reynolds says the site has great access. "The I-60 is a half-mile north of our location and the future Loop 202, which will be complete in December '05, is just a quarter-mile west. Not to mention that Ellsworth Road has already become a major route for traffic heading into or out of the town of Queen Creek," he adds.

The project will be developed in two phases: each 14,400 sf. Reynolds tells GlobeSt.com that 7,000 sf has been pre-sold to Landmark Engineering, a civil engineering company, and Dr. Eric Nielson. The remaining office space will be built on a speculative basis. The first phase is slated to open in April 2005; phase two will follow about 10 months later.

The buildings range from 4,500 sf to 10,000 sf, but Rencor offers the flexibility to purchase units as small as 1,200 sf. The quoted price ranges from $155 per sf to $160 per sf. The lease rate is $17.50 per sf, triple net.

"As this area continues to develop, we foresee a steady rise in demand for the medical and professional services that our tenants will be providing," Reynolds says. The project was designed by Cawley Architects and financed by National Bank of Arizona. Phoenix-based Jokake Construction will serve as general contractor.
