Seefried Properties entered the market last year with development of a freight handling facility in Des Plaines for ABF. It also is building a 253,000-sf site leased to Houston-based EGL Eagle Global Logistics in Elk Grove Village. Besides being in the I-55 corridor, Veterans Corporate Center is Seefried Properties' first speculative business park in the market.

In addition to national companies looking for a location in the Chicago market, potential tenants are expected to come from firms based in DuPage and Cook counties looking to expand or those already in the I-55 corridor, says Seefried Properties regional director Craig Phillips. "We're targeting companies that need anywhere from 20,000 sf to 150,000 sf," Phillips says. "Class A space for firms with these space kinds of needs is difficult to come by in Bolingbrook and southwest Chicago."

The Veterans Corporate Center will be built in two phases. David Bercu and Carter Andrus from Colliers Bennett & Kahnweiler are in charge of leasing the space.
