Georgetown employees will continue to make their home in the two fully occupied structures under a 15-year lease agreement. Real estate services firm Spaulding & Slye Colliers represented the seller in the transaction, while TMW represented itself and relied on the advisory services of law firm Goodwin Proctor LLP.

The Harris and Green buildings, located at 3300 Whitehaven St. and 2001 Wisconsin Ave., respectively, occupy a total of 6.3 acres in the District's tony Georgetown neighborhood. Developed in the years between 1960 and 1975, the structures both underwent a massive upgrade in 1987.

According to District records, the properties carry a total proposed 2005 assessed value of $46.8 million. The university acquired the buildings in 2000 from the National Academy of Sciences for $42.5 million. At that time, the National Academy leased back the space from Georgetown until its new digs were ready for occupancy in 2002.

Like most office facilities in the District's super hot real estate market, the Harris and Green buildings--which were marketed without an asking price--commanded a great deal of attention from hopeful investors. "There was a ton of interest form net lease buyers, pension funds, insurance companies, you name it," Spaulding & Slye's Steven R. Collins tells GlobeSt.com.
