The 43,107-sf office building is currently leased to an unrelated healthcare entity. Brian Hilger and Chris Kutzler of the local office of Cushman & Wakefield represented NPHS, while Tony Falcone of locally based MS Fox Real Estate represented Semark.
In addition to Girard Medical Center, which consists of a 168-bed long-term acute care hospital and a 59-bed skilled nursing facility, NPHS owns and operates St. Joseph's Hospital, a 146-bed acute care hospital at 16th Street and Girard Avenue. Both hospitals are located in an under-served community and each filed separately for Chapter 11 bankruptcy protection in the late 1980s. After both hospitals filed reorganization plans, NPHS was formed as a nonprofit corporation, which assumed ownership and consolidated some of both hospitals' services.
