Fujisawa Healthcare already occupies space at 3 Parkway North. Although terms were not disclosed, CarrAmerica Realty is asking $14 per sf for the remaining 33,000 sf in the building.

Washington, DC-based CarrAmerica Realty owns 35% of the six-building, 80-acre office complex along the Tri-State Tollway, with York State Teachers' Retirement System owning the remainder. Previously, the office complex that includes a Marriott Suites hotel lured Charter One Bank and Meridian Leasing as tenants.

CarrAmerica managing director for Chicago Jerry O'Malley handled negotiations for the joint venture while Scott Brandwein of CB Richard Ellis represented Fujisawa, which becomes one of Japan's largest pharmaceutical companies as a result of the merger.
