Although the 300,000-sf building is currently vacant, it has a history of being 100% leased by multiple long-term tenants, according to Rreef vice president Abby Moller. Among them was Cosmair Inc., a division of L'Oreal which is now known as L'Oreal USA.
Rreef acquired the building, which Moller terms "a true institutional quality industrial property," in 2001, and has since spent some money improving it. It has three units of 74,000, 98,000 and 128,000 sf, which can be leased individually or combined, according to Moller.
Heading the marketing effort for Cushman & Wakefield are Jason Goldman, Frank Caccavo and Andrew Siemsen of the firm's Iselin, NJ office. C&W recently held a broker open house to reintroduce "a property that has been off the market for some time," Goldman says. "The building has a great deal of flexibility."
