"The firm has been doing well and is adding professionals," says Steven Biegel, senior vice president and branch manager of Studley's Houston office. "They needed more space."
Biegel tells GlobeSt.com that Woodrock considered many class A buildings in the Greenway Plaza submarket. "We received some very competitive proposals, but in the end, staying was the most cost effective decision because moving is always very expensive," he explains.
Woodrock's space is adjacent to a 5,000-sf office, which once housed a Nike sales office. Biegel put Woodrock in the sublease space when the firm decided to move from 1100 Louisiana St. in the CBD.
With the expanded lease, the 207,378-sf building is 93% leased. Built in 1984, the building leases for $19.50 per sf full service. Steve Rocher and Kristen Rabel with Grubb & Ellis Co.'s Houston office represented BMS Management in the transaction.
