The property, developed in 2002, has seen several significant lease deals of late, including Open Solutions Inc.'s 45,000-sf transaction back in May and GEI Consultants' 13,000-sf lease. CB Richard Ellis brokered both deals. The building is located at the entrance to the Salmon Brook Corporate Park.
In the sales transaction, Randy Koladis, David Barnes and Jennifer Rancourt of CB Richard Ellis' Hartford office represented the seller and procured the buyer. Mark Kenney, a partner and founding member of Abbey Road Advisors, a private equity investment firm, said of its latest purchase, "We have been searching for the right acquisition in this market for some time now. 455 Winding Brook Dr. was a perfect fit."
Seller WB Development is managed by Joseph Pacitti, a longtime developer in Glastonbury. Pacitti's firm PRA Development, headquartered in Philadelphia, has developed the 260,000-sf Glastonbury Corporate Center on Hebron Avenue and the new Hilton Garden Inn at Somerset Square. Last month, his firm broke ground on a new Homewood Suites hotel next to the Hilton Garden Inn. CB Richard Ellis has been retained as the leasing agent and has been awarded the property management assignment.
