Bill Goodwin, SVP in the Philadelphia-area office of CB Richard Ellis, represented the buyer. Andrew S. McGhee, a broker in Colliers L&A's Philadelphia office, represented the seller, HWR Corp., in the negotiations.
The building contains 18,000 sf of finished office space that Goodwin says will be renovated to allow the new owner to show a variety of configurations of interior office furnishings and products. The new owner is a Haworth-preferred dealership and serves corporate, institutional and healthcare workplaces.
The office area contains raised-access flooring, movable walls, and plug-and-play technology for voice, data, power and air distribution. The warehouse portion of the building includes 40- by 42-foot column spacing, ceiling heights of from 23 to 26 feet, four tailgate loading docks and one drive-in loading door.
