Developed in 1990 in a suburban office park setting off Rte. 7 in the Dulles area, the 67,600-sf office building and the 5.6-acre property on which it sits have a total current assessed value of $9.5 million. Transwestern's Gerry Trainor and Donald McCully were the sole brokers on the deal.

Featuring three stories of class A space near the 30-room Lansdowne Resort executive conference center and recreation site, Two Riverbend is leased to 12 occupants, with three tenants accounting for nearly 40% of the space. The property, which also features an onsite fitness facility, last changed hands in 1998 when it commanded $9.2 million.
